2025 MLS Only Application

This is a subscription only option for REALTORS® interested in having access to the Aspen/ Glenwood Regional Multiple Listing Service. In order to have MLS membership with GSAR, you must hold REALTOR® membership at another association.

The real estate firm and managing broker must establish membership with GSAR before any other agents in the firm may join.

Here are the fees associated with MLS Access:

• $600 application fee, which will be paid prior to receiving your User Id to the Aspen/Glenwood MLS.  After we receive your application, we will send you an invoice that can be paid via credit card online or with a check.
  
  
• MLS Fees – Your office’s Managing Broker/Primary Contact will be charged $72 per month for your monthly MLS access fee, as we only bill offices, not individual agents. This fee will be billed in arears and your office can expect an invoice on the 29^th – 31^st of the month, depending upon when the last day of the month falls within the business week.  MLS fees can be paid via autopay with a credit card or can be paid manually each month with a credit card or check. Payment is expected within 15 days of receiving your invoice.  Sharing your username and password is against the Aspen/Glenwood MLS rules and regulations. Anyone found in violation of this rule will be fined $1000 and could potentially lose future access.
  
  
• $1,200 New Office Fee. If your firm/office does not have an existing affiliation with our association, a New Office application will need to be filled out by the Primary Contact/Managing Broker and a new office will need to be established with our organization.

The MLS Applicant, by signing this application agrees, as a condition of participation in the Aspen/Glenwood Springs MLS, to abide by all relevant Bylaws, Rules, and Regulations and other obligations of participation, including payment of fees. The applicant understands that sharing usernames and passwords is against the Aspen/Glenwood MLS Rules and Regulations and anyone found in violation of this rule will be fined $1000.00. The applicant further agrees to be bound by the Code of Ethics, on the same terms and conditions as Association members ,including the obligation to submit to ethics hearings and the duty to arbitrate contractual disputes with other REALTORS® in accordance with the established procedures of the Association and at a location determined by the Colorado Association of REALTORS®.  The applicant understands that a violation of the Code of Ethics may result in termination of my MLS privileges and that they will be assessed an administrative processing fee which may be in addition to any discipline, including fines, that may be imposed. The applicant also agrees to notify the Glenwood Springs Association of REALTORS® office within 30 days leaving their firm.

The application fee to establish your office as Primary or Secondary with Glenwood Springs Association of Realtors is $1,200. 

• MLS Fees – The Managing Broker/Responsible party will be billed for monthly MLS fees, as we do not bill individual agents for MLS fees. This fee will be billed in arears and the office can expect an invoice on the 29^th – 31^st of the month, depending upon when the last day of the month falls within the business week.  MLS fees can be paid via autopay with a credit card or can be paid manually each month with a credit card or check. Payment is expected within 15 days of receiving your invoice. 
• Monthly MLS Fees are $60 per month for Members or $72 per month for MLS Only Users

The application fee to establish your MLS Only Office with Glenwood Springs Association of Realtors is $1,200.

Primary REALTOR® Appraiser Membership: for State of Colorado licensed appraisers who desire access to the Aspen/Glenwood Springs MLS ACTIVE & SOLD DATA.  Similar to our REALTOR® Memberships, Appraiser Memberships can be Primary or Secondary.

This is a subscription only option for licensed agents interested in having access to the Aspen/ Glenwood Regional Multiple Listing Service. In order to subscribe to Aspen/Glenwood MLS, you must be licensed in the state of Colorado. NAR membership is not required. 

The real estate firm and managing broker must also join the MLS before any other agents in the firm may join.

This fee will be billed quarterly and will be due by the end of the month of each quarter.  MLS fees can be paid via autopay with a credit card or can be paid manually each month with a credit card or check. Payment is expected within 15 days of receiving your invoice.  Sharing your username and password is against the Aspen/Glenwood MLS rules and regulations. Anyone found in violation of this rule will be fined $1000 and could potentially lose future access.

Secondary REALTOR® Appraiser Membership: for State of Colorado licensed appraisers who desire access to the Aspen/Glenwood Springs MLS ACTIVE & SOLD DATA.  Similar to our REALTOR® Memberships, Appraiser Memberships can be Primary or Secondary.

Select this membership type if you are the broker owner/managing broker for a firm.  Brokers selecting this option already hold primary membership with another board and are choosing to have GSAR as their secondary. You will have all rights as a primary member but will only pay local dues.  State and National dues will be paid through your primary.
